This project was a retrofit of a portion of an existing shopping center that was previously office space formerly occupied by the local school district. It had a unique set of challenges as the floor and building shell were not designed for storage loads, the building already exceeded allowable areas by today's code standards, and took creative thinking to accommodate the dense 2 story configuration.
We were able to design a 2 story space by upgrading the slab, applying for unlimited allowable area, isloating the new improvements seismically from existing shell, and laying out the storage around the structural beams and columns which allowed us to maximize the rentable area.
